One of the most important skills a real estate professional must have is the ability to negotiate on your behalf.
If your offer is in the hands of the right professional, your needs and concerns will be fully addressed and will be held in the strictest confidentiality.

In order for you to get the best service from a real estate professional you must have trust and confidence in their ability to negotiate the best deal for you, and that your offer will be negotiated to a successful transaction.   When you hand your trust to a realtor you must feel fully confident in that realtor’s expertise.  Here are 4 key areas in which your Realtor must excel:

1. Up to date information
A real estate professional keeps fully up to date in the latest developments and trends in the local market. We keep informed on a daily basis of all homes sold, listed and expired. We take the time to see the new inventory first hand every week. All our own listings and sales add to this data bank. Being fully computerized and on-line for all this data is paramount. In the end, our strategy at an offer presentation is based on our knowledge, training, qualifications and experience in this business.

2. Checking all the details
You know what you want for the price you have agreed to pay at the time you make your offer. However, you also need to know that the property you are purchasing is in good order. Data must be checked for its accuracy and current status to ensure that all is as it should be. Surveys and deeds must be carefully scrutinized as well as easements, etc. Building Inspections are a prudent step for all parties concerned. Future development in the surrounding area should be double checked - particularly in buying country properties. Every property presents different problems. It takes a professional to know by experience what to look for.

3. Country Properties
If you are buying country property there is a great deal more to be concerned with. In the country there are wells and septic systems to be checked out. You need to know what prior uses the land has been put to. Proximities to land fill sites and gravel pits need to be checked. Once an offer is signed, it may be too late to go back and ask questions. So you need a professional who knows country properties.

4. Experience
The more experienced your Realtor, the more they will be able to anticipate and deal with points of the negotiaton process as they happen.  Many a time, experience can make the difference between a successful purchase and a failed negotiation.
